A Step by Step Guide to Home Renovations

When it comes to investment property renovations the question I always asked is - "how much work I do"? The answer to this question varies widely depending on each person and their current situation. Are you the kind of person who loves DIY (Do It Yourself) home renovations? Love the search for new low-cost renovation? Or maybe the thought of a month of home renovation DIY make you feel sick? Only you can answer these questions, but I believe there are enormous advantages to small renovations to not talk about work a full month on a property

So suppose you have 2-5 weeks to complete your renovations do it yourself, what is a realistic goal to try to achieve? To some extent this depends on your budget, but you would be surprised what you can get, if you did find some good ideas for restructuring the cheap. My budget restoration do it yourself is the same for every project I do - I like to call the budget "to spend as little as possible"! Below is a list of the most obvious and important things that you should look when seeking a renewal of economic DIY.

Interior Painting

A fresh coat of paint is the easiest way to make a home feel new again. The great thing about painting is that anyone can do it and it is a rewarding work. I like watching the house slowly transformed as each new wall is painted and best of all if you do you should not be too expensive.

RENOVATION TIP: If you plan to paint the beige house does not even bother! Real estate investors always make the mistake or the choice of solid colors and boring. Painting the house as if you were going to live in it. If you're feeling really adventurous you could even include a feature wall.

Floors

Replacing the existing pavement is another way to make your property feel brand new. You can replace the carpet or in some houses you can polish the floor boards that are under the carpet.

RENOVATION TIP: This is part of the renewal process to do it yourself I would recommend hiring someone for you (polishing floors and carpets). The professionals do a quick job, good and cheap that it is difficult to make an argument for doing it yourself. To save some money you can rip the carpet was old and first professional staples come.

Bathroom and kitchen

These two rooms are very important when it comes to renewing your real estate investment. If you have money in the budget then the bathroom and kitchen are a good place to spend it. How much work you do here is up to the individual, but I would recommend trying to get both of these areas clean, modern and usable.

RENOVATION TIP: Rather than re-tile tiles you can use Paint to great effect. I used 'White Knight' painted tiles over the top of the 80 year old tiles and the results were exceptional.

Fittings

Replacement of old lighting fixtures, door handles and cabinet furniture is a great idea restoration do it yourself. It 'a very easy and inexpensive to create a more' modern feel 'in your investment property.

RENOVATION TIP: Look at the expensive designer brands and then find a good quality imitations that are a quarter of the price.

Garden

A full day in the garden and you can make a big difference in general appearance of a house. Pull some weeds, cut some branches, mow lawns, sweep the driveway and suddenly your property is looking pretty good. You could say "Since sweeping the driveway considered DIY home renovation"? Well, I do not care what they 'call' - Gardening, DIY, Renovation, cleaning - the fact is that putting one or two days of work in your garden will surely make your home more attractive to potential tenants and valuers of bank.

RENOVATION TIP: This is a large part of the renovation DIY for help from family and friends. Everyone did some gardening at some point and you can even turn into a bbq event. This will make it easier and more enjoyable, like the whole family can come.

Exterior Painting / Render

This may not be your first priority but it will drastically improve the first impressions people have of your home. If your property is a table of time then a couple of coats of paint is a great idea or if it is a brick house then make your property can make a huge difference. Make it possible to transform an old brick house in a modern and ugly a nice place in a few days.

RENOVATION TIP: DIY rendering is a new way to improve the economic value of your home. It can be messy and laborious, but the results are fabulous.

Hopefully there is something here for everyone. So my answer to the question "how much work I do on my investment property"? Do what you can spend as little as possible. In the perfect world you should complete all the ideas I mentioned in about month and a budget of less than $ 10,000. This is a realistic goal restoration do it yourself? Yes I think it is very viable, especially if you (or someone you know) have some skills 'handy man'. Remember that you renewing investment property should be fun and exciting. Good luck.
